BUYER'S GUIDE

The Condominium Building Act B.E. 2552 (Modified Edition) stipulates that up to 49 percent (49%) of the area (‘area’ NOT the ‘number of units’) of all units combined in a condominium building can be owned by foreigners (either as individuals or juristic persons). The remaining 51% must be owned by Thai nationals or Thai juristic persons.

Terms and Conditions

  • 1. For Studio units, the following expenses apply.
    – 10,000-Baht reservation fee
    – 30,000-Baht contract fee
    – Down payment, 12% of the selling price
    (which can be paid in installments for up to 14 months).
  • 2. For Two-Bedroom units, the following expenses apply.
    – 20,000-Baht reservation fee
    – 60,000-Baht contract fee
    – Down payment, 12% of the selling price
    (which can be paid in installments for up to 14 months).

The purchase contract is usually required to be made within 7 days after the deposit is made. The remaining payment is required on the day of ownership transfer.

Expenditure on Ownership Transfer Day

  • 1. Ownership transfer fee: 2% of the property’s estimated price (subject to change according to government estimations) – This expense is shared 50:50 between the property seller and buyer.
  • 2. Condominium central fund: 500 Baht per sq.m. – An advance payment is required on the day of ownership transfer.
  • 3. Common fee charge: 45 Baht per sq.m. per month. – An advance payment is required on the day of ownership transfer.

Remarks: Common fee charge is used to manage, maintain and repair the common property and areas of the building. Such include maintenance of the common area, security services and the swimming pool maintenance.
